Old plasterboard (pre-1990 Sydney builds) loses structural integrity from decades of thermal cycling. Sagging without staining, particularly in central ceiling areas away from moisture sources. Fixed with cut-out + replace with modern gyprock.
When old cornices lose their bond to the wall-ceiling junction, they pull the adjacent plaster down as they fall. Sagging along the cornice line but NOT in the room centre. Fixed by re-bonding or replacing the cornice + repairing the pulled plaster.
Cheap or undersized ceiling screws lose their grip over time, especially in older gyprock. Ceiling sags between screw lines but stays attached. Fixed by adding correct-gauge screws on 200mm centres + skimming the screw heads.
Any of the following = 1-hour emergency response, not a next-day quote: visible plasterboard cracking around the sag, the sagging area is over 500mm across, active water leaking through, or the ceiling has already dropped more than 20mm below the surrounding surface.
